Could the best deal be the home everyone else passed over?
Some of the best deals in real estate happen when homes have been on the market longer than normal. Sellers might be getting nervous or anxious. They may be ready to just be done. So in Smyrna, Tennessee, this fall, it took about 40 days for the average home to go from listed on the internet to getting a contract. Right now in Smyrna, there are 49 homes that have been on the market longer than 60 days. Now, 19 of those are new and 32 of those are existing homes, with a median price of $420,000. What I'm seeing is that some sellers are accepting a lower price. They're offering to pay closing costs. They're offering to make repairs. Now's the time for a deal, and the deals are out there. We just have to go get them.
