Compare the same loan assumptions and include repairs when evaluating a resale. Recorded sale prices alone do not show every incentive or concession.

Source and scope: Realtracs listing exports, retrieved October 26, 2026. Residential / Site Built homes using the Davidson County field, without price, size, or year-built limits. Closed dates: September 1–30 of each year. Inventory counts include only Active status on October 26, excluding coming-soon, hold, and under-contract listings.

New construction means Built Information marked New, Model, or To Be Built; resale means Existing, Historic, or Renovated. Approximate, blank, and other classifications are excluded. Models and proposed homes can appear in new-home inventory, so these are listing counts rather than counts of move-in-ready homes. Medians are withheld below five sales; annual price changes require at least ten sales in each period. These dated figures do not refresh with the live charts, which may cover a broader property group.

Active single-family inventory

My read — October 26: The dated site-built comparison above separates 297 new-construction listings from 1881 resale listings marked Active on October 26. This live chart shows the broader monthly inventory trend. Read supply alongside contract activity and the competing homes in your price range; a larger count by itself does not establish a likely discount.

Single-family pricing trends

The active, under-contract, and closed-sale medians describe different groups of homes. The distance between those lines is not a measure of negotiated discounts. To study that, use sale-to-list ratios for closed sales and review the relevant properties and concessions.

My read — October 26: The September median was $599,990 for new construction and $490,000 for resale. New construction’s median was 9.8% higher than September 2025; Resale’s median was 1.0% higher than September 2025. This live chart may cover a broader group. A change in its median can reflect different homes selling, so use comparable properties and concessions when setting an offer or asking price.

If you’re buying in Nashville-Davidson County

Start with the homes that fit your budget and plans, then compare time on market, price history, condition, and nearby alternatives. The new-home and resale figures above help identify the competing groups; they do not establish the value of a particular listing. Compare a builder’s full price and financing terms with the resale’s price, likely repairs, and closing costs.

If you’re selling in Nashville-Davidson County

Look at what buyers can choose instead of your home, including nearby builders. Use recent comparable sales and current competition to set an asking price, and review showing feedback, new listings, and nearby contracts as the listing progresses. A change in the area’s median is not the percentage change in your home’s value. Send me an address, and we can work through the relevant comparisons.

A closer comparison for your plans

I can narrow the search by community, price, size, age, and property type, then review condition, recent sales, competing listings, and price history with you. For an offer or pricing decision, we’ll also consider closing costs and concessions rather than relying on the headline price alone.
