What does the Williamson County market mean for your next move?
Franklin, Nolensville, Arrington, and the Williamson County portion of Spring Hill can have very different price points and housing choices. A county median is especially broad when you are comparing an established neighborhood with new construction or acreage.
LIVE MARKET DATA • UPDATED DAILY
The Realtracs chart refreshes daily. The publication date belongs to this page; the report date and period printed on the chart tell you how current its data is. This view covers residential single-family homes. Monthly points show a month of activity, not a daily home-value estimate.
Start here: asking prices and closed sales
Active listings show what sellers are asking. Closed sales reflect agreements reached earlier, after the time needed to close. The gap between the lines can prompt a useful question, but it is not a discount to apply automatically to a listing.
Read the change before reacting to it
A median can move because prices changed, because a different mix of homes sold, or both. If more expensive homes close in one month, the median can rise even when comparable homes have not gained value. Compare the same season across years and narrow the search to similar homes.
Put the numbers to work
Your decision | A useful next comparison |
|---|---|
What should I offer? | Recent nearby sales, current alternatives, condition, price reductions, and the terms that matter to you. |
What is my home worth? | Similar closed sales and the homes a buyer could choose instead of yours. |
Is this good value? | Total ownership cost, likely repairs, usable space and land, location, and resale trade-offs—not price per square foot alone. |
Buying or selling here?
Buying: I’ll help you compare communities and properties, review the purchase agreement, and negotiate on your behalf. We can weigh a lower asking price against repairs, financing costs, and the way the home fits your life.
Selling: I’ll review comparable sales and competing listings with you, recommend preparation that fits the property and your plans, and explain the price and terms of each offer. The county trend adds context; the comparison should still be specific to your home.
