Smyrna: homes, inventory, and sale prices

Smyrna buyers had more homes to choose from in September than a year earlier, but the median sale price was still higher. More choice and lower prices do not always arrive together. Here is what the latest completed month tells us—and what to check before you make a move.

LIVE MARKET DATA • UPDATED DAILY

Realtracs refreshes these charts daily; each point represents one month, not one day. The analysis below was updated October 26, 2026, using September 2026 as the latest completed month shown. The charts may advance before the written analysis is updated.

Smyrna in 30 seconds

Analysis updated October 26, 2026 • September 2026 data

  • More choice: Active single-family inventory reached 247 homes in September, above the level shown for September 2025 and continuing the rise from last winter.
  • A mixed price signal: The median closed-sale price was $447,800, down 5.2% from August but still above September 2025. That is a change in the middle sale price, not a measurement of every home’s value.
  • What to watch next: Is the larger selection being matched by sales? Inventory and price alone cannot tell us how quickly homes are finding buyers. Contract activity, time on market, and competing listings in your price range are the next checks.

New construction vs. resale: two different comparisons

September 2026 closed sales • Active listings checked October 26, 2026

The median new-home sale in this sample was $509,995, compared with $405,000 for an existing home. The new homes were also larger: a median 2,488 square feet versus 1,826. That price gap reflects different homes, locations, and features; it is not the extra cost of buying the same home new.

What this means for your decision: Both groups had lower median sale prices than in September 2025, while new-home closings increased and resale closings decreased. A town-wide median can hide those differences. Buyers should compare the homes that fit their needs and full costs. Sellers should look at both nearby resales and builders competing for the same buyers.

Compare the offer behind the price. Ask for any builder financing incentive, closing-cost assistance, upgrades, eligibility requirements, and expiration date in writing. Compare the same loan assumptions and include repairs when evaluating a resale. Recorded sale prices alone do not show the full value of incentives or concessions.

How this comparison was built: Source: Realtracs listing search and statistics, retrieved October 26, 2026. Both groups use the Smyrna, TN city field and Residential / Site Built subtype, with no price, size, or year-built limits. The city field is a mailing-area search, not a verified municipal-boundary sample. Closed sales cover September 1–30 in each year. Active listings are a separate October 26 snapshot and exclude coming-soon, hold, and under-contract statuses.

New construction includes Built Information marked New, Model, or To Be Built; resale includes Existing, Historic, or Renovated. Approximate, blank, and other unclassified records are excluded. These are listing classifications as entered in the MLS. New-home active listings can include proposed homes and models, so the count does not mean 95 completed homes are ready to occupy. This table uses narrower criteria than the overall charts below; its totals need not match them. The figures are a dated snapshot and do not refresh with the charts.

What matters in this market

Resale or new construction

Compare an existing home’s repair needs with a builder’s full price, including the lot, upgrades, and any financing incentive.

The daily drive

Compare access to I-24 and your regular destinations before choosing between otherwise similar homes.

More yard or an outbuilding

Look at usable space, drainage, easements, and HOA rules—not just the acreage field.

Rutherford County planning and property questions

How much choice is on the market?

Follow the inventory trend below, then explore Smyrna and available homes.

My read on inventory — October 26: The line rises from its winter low through September, when it reaches 247 homes. That gives buyers a broader selection overall and gives sellers more listings to compare against. It does not establish how much negotiating room a particular home has; we still need to check demand, condition, and the alternatives in that home’s price range.

What have homes sold for?

This chart tracks the median price of closed single-family sales each month. Changes in the mix of homes sold—size, age, location, and condition—can move the median even when comparable homes hold their value.

My read on prices — October 26: September’s $447,800 median is below August’s level but above the previous September. The month-to-month swings are a reason to look beyond a single month before deciding that values are rising or falling. For an offer or asking price, I would compare recent sales of similar homes and check concessions rather than apply the town-wide median to your property.

If you’re buying in Smyrna

Use the larger selection to compare the homes that actually fit your budget and plans. Before choosing an offer, look at each home’s time on market, price history, condition, and nearby alternatives. Rising inventory alone is not a reason to assume every seller will accept a lower price.

If you are comparing a builder’s offer with a resale, put the full costs side by side: lot and upgrades, financing terms, closing costs, and repairs. I can help you compare those choices with recent closed sales so you can see what you are getting for the money.

If you’re selling in Smyrna

With more homes available than a year earlier, start by looking at what buyers can choose instead of yours. Compare the closest competing listings and recent closed sales, then decide which repairs or preparation would make a meaningful difference.

September’s lower median does not mean your home lost 5.2% of its value in a month. Set an asking price from comparable properties, and review showing feedback, new competition, and nearby contracts as your listing progresses. Send me your address, and we can work through the relevant comparisons.

Find the homes that fit your plans

I’ll help you compare access to I-24 and the places you use every day, along with home condition, HOA costs, and recent sales. Test your likely commute at the times you would actually travel.

Tell me your priorities: property type, square footage, yard size, features, school zone, or a particular neighborhood. I can compare current choices with recent sales, including new construction and homes with more space for the money. We’ll review condition, restrictions, and costs before calling anything a good value.
